Dubai Land Department (DLD) has announced an opportunity for private property owners to change the ownership of their plots to freehold (full ownership). The offer applies to 457 plots in the areas of Sheikh Zayed Highway (from the shopping center traffic circle to the water canal) and Al Jadaf. The opportunity is open to all nationalities and includes 128 plots along Sheikh Zayed Highway and 329 in Al Jadaf area.
Previously, properties in these zones could only be purchased on a freehold basis, which grants ownership of the property for a limited period of time (up to 99 years) without land ownership. Any changes to the property, such as repairs or remodeling, required approval from the landlord. Now owners are given full rights to dispose of their property, including selling, renting and using it as they see fit.
To participate in the program, owners can check the conversion option through the Dubai REST app and apply to the DLD for a site valuation. Once approved, a conversion fee of 30% of the appraised value is required. Upon completion of all procedures, owners will receive a freehold certificate of ownership.
